The approved site plan proposes this expansion <br />to be constructed in phases over a period of 5 years. No child <br />care, private school, or parsonage uses are proposed. <br />The subject site is located at 1285 43rd Avenue on the west side of <br />43rd Avenue north of 12th Street. Since the subject site is <br />located within the RS -3 zoning district, special exception use <br />approval must be granted for the proposed expansion of a place of <br />worship. <br />At its January 26, 1995 meeting, the Planning and Zoning Commission <br />voted unanimously to conditionally approve the major site plan <br />application subject to the Board of County Commissioners approval <br />of the special exception request, and to recommend that the Board <br />of County Commissioners approve the special exception use request, <br />as recommended at the end of this report. Therefore, the <br />conditional site plan approval will become effective upon the <br />Board's approval of the special exception use request. In response <br />to concerns expressed by residents to the west of the subject site, <br />the Planning and Zoning Commission attached to its recommendation <br />to the Board a condition to increase from 15' to 25' the width of <br />the landscape buffer required along the subject site's west <br />boundary.
