Off -Street Parking: Pursuant to the provisions of Chapter 954 <br />for off-street parking, ,the site is required to provide <br />parking at a ratio of one the <br />space for every three seats. <br />The site plan proposes a sanctuary with a seating capacity for <br />300 persons. <br />Phase 1 Required: 60 parking spaces <br />Phase 1 Provided: 60 parking spaces <br />Phase 1 & 2 Required: 100 parking spaces <br />Phase 1 & 2 Provided: 122 parking spaces <br />11. Stormwater Management: The stormwater management plan has <br />been approved by Public Works Department, and a Type "B" <br />stormwater permit will be issued. <br />12. Utilities: The site is currently serviced by an on-site <br />potable water well and septic system. County water is now <br />available to service the site, and connection is required in <br />conjunction with this project proposal. Prior to site plan <br />release, the applicant must obtain a utility connection permit <br />in order to accomplish the mandatory connection to county <br />potable water service. County wastewater service is not <br />available to the site at this time; however, the applicant is <br />required to execute a developers agreement with County <br />Utilities to ensure that the site is connected to wastewater <br />facilities when service becomes available to the site in the <br />future. <br />13. Health and Rehabilitation (HRS): The site plan proposes <br />expanded and new on-site septic tank and drainfield facilities <br />to accommodate the proposed building construction. The <br />Environmental -Health Services Unit for the county has no <br />objection to the proposed site plan application or the special <br />exception use approvals. Prior to site plan release, however, <br />the applicant must apply for and receive the applicable HRS <br />permits for septic tank and drainfield improvements. As <br />required by the LDRs, applicable permits must be issued by the <br />HRS Environmental Health Office prior to site plan release. <br />14. Environmental Issues: No uplands preservation or wetlands <br />requirements apply. Environmental planning staff have no <br />objection to site plan approval. <br />15. Landscape Plan: The landscaping plan is in accordance with <br />Chapter 926 requirements, -and provides the buffers required <br />for places of worship. Since the property is adjacent to <br />single-family residences, the required Type "C" buffer <br />depicted along the north, south, and west site boundaries will <br />be field inspected and approved by staff prior to the issuance <br />of a certificate of occupancy for the project. The entire <br />Type "'C" buffer will be established during construction of <br />Phase 1. <br />16. Dedications and Improvements: No additional right-of-way is <br />required from the site's 43rd Avenue frontage. Streetlighting <br />and sidewalk segments along the site's 43rd Avenue frontage <br />are required and have been depicted on the site plan for <br />-construction.
