Kea n AICP <br />Community Develop ent i ector <br />THROUGH: Stan BolingICP <br />Planning Director <br />FROM: Eric Blad/ <br />Staff Planner, Current Development <br />DATE: March 7, 1995 <br />SUBJECT: Final Plat Approval for Preservation Pointes Phase II <br />[PD-92-12-006/IRC #95010109-001] <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of March 14, 1995. <br />DESCRIPTION AND CONDITIONS: <br />The Preservation Pointes Phase II subdivision contains 16 lots, and <br />is the final phase of a 34 lot subdivision within the boundaries of <br />Timber Ridge, a planned residential development (PRD). The overall <br />9.41 acre site (Phase I and II) lies along the north end of Timber <br />Ridge Trail and is immediately south of the western portion of <br />Dixie Gardens Subdivision. The subject property is zoned RM -6, <br />Multi -Family Residential (up to 6 units per acre), and has a land <br />use designation of L-2, Low Density Residential (up to 6 units per <br />acre). The proposed density for the project is 3.61 units per <br />acre. <br />On October 8, 1992, the Planning and Zoning Commission granted <br />preliminary plat approval for Preservation Pointes (Phase I and <br />Phase II), and a land development permit waiver (Phase I and II) <br />was subsequently issued. The developer, Andrew Mustapick, is now <br />requesting final plat approval for Preservation Pointes Phase II, <br />and has submitted the following: <br />1. A plat in conformance with the originally approved preliminary <br />plat, and <br />2. A certificate of completion for all required subdivision <br />improvements consistent with the Timber Ridge PRD. <br />it <br />March 14, 1995 BOOK 94 Pv,L.557 <br />
