BOOK FFA"-- 558 <br />ANALYSIS: <br />The Preservation Pointes Phase I plat included 18 platted lots, a <br />tract reserved for Phase II, and a preservation tract for <br />Preservation Pointes wetlands and native upland set-aside area (see <br />attachment #3). The proposed Phase II plat will create 16 lots by <br />replatting the vacant tract in Phase I. <br />All required subdivision improvements for development of Phase II <br />were constructed and approved during the construction of Phase I. <br />A certificate of completion has been issued by the Public Works <br />Department for required subdivision improvements in Preservation <br />Pointes (Phase I and Phase II). Since no improvements are being <br />dedicated to the county, no warranty and maintenance agreement and <br />bond are required. Consequently, the developer has complied with <br />the appropriate requirements to obtain final plat approval. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant final <br />plat approval for the Preservation Pointes Phase II plat. <br />ON MOTION by Commissioner Eggert, SECONDED by <br />Commissioner Bird, the Board unanimously <br />granted final plat approval for the <br />Preservation Pointes Phase II plat. <br />G.
