The applicant shall submit a description of anticipated <br />service area and projected enrollment, by stages if <br />appropriate, and relate the same to a development plan <br />explaining: <br />1. Area to be developed by construction phase; <br />2._ Adequacy of site to accommodate anticipated <br />facilities, enrollment, recreation area, off-street <br />parking, and pedestrian and vehicular circulation <br />on-site including loading, unloading and queuing of <br />school bus traffic; <br />i. That prior to site plan release: <br />a. The applicant shall revise the site plan to depict the <br />Type "C" buffer along the south and west property lines. <br />In the future, the approved site plan and buffers may be <br />modified in accordance with any approved LDR buffer <br />modification. <br />b. The applicant must grant a 5' wide drainage and utility <br />easement along the project's 71st Street frontage. <br />Director Boling reviewed the project for the Board and advised <br />that the Planning & Zoning Commission has recommended approval. <br />Commissioner Eggert commented that it has been her experience <br />that there is no problem with buffering between a church and a <br />cemetery, but there can be a problem with buffering between a <br />school and a cemetery with regard to protection of the cemetery - <br />rather than the school. <br />APRIL 49 1995 30 <br />M M <br />171 <br />
