DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 13.3 acres located on the <br />west side of 90th Avenue, south of 26th Street. The request <br />involves rezoning the subject property, owned by Indian <br />Partnership, from A-1, Agricultural District (up to 1 unit/5 acres) <br />to RM -8, Multiple -Family Residential District (up to 8 units/acre). <br />The purpose of the request is to secure the zoning necessary to <br />develop the subject property with multiple -family uses. <br />On February 9, 1995, the Planning and Zoning Commission voted 6-0 <br />to recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to RM -8. <br />Existing Land Use Pattern <br />The subject property consists of a ten acre northern parcel and a <br />3.3 acre southern parcel. Both parcels contain one vacant single- <br />family house. The southern parcel also contains a detached garage. <br />Although both buildings on the southern parcel appear to have been <br />legally established when they were built, they are currently <br />nonconforming since they encroach into the parcel's required side <br />yard under the A-1 zoning district. <br />The subject property and properties to the north, south, and west <br />consist of agriculturally zoned wooded areas. West of the subject <br />property is Paradise Park, Unit 3. That subdivision was platted <br />prior to the existence of zoning regulations in the county and has <br />never been developed. East of the subject property is the <br />partially developed Paradise Park, Unit 2 which is zoned RS -6, <br />Single -Family Residential District (up to 6 units/acre). <br />Future Land Use Pattern <br />The subject property and all surrounding properties are designated <br />M-1, Medium -Density Residential -1, on the county future.land use <br />map. The M-1 designation permits residential uses with densities <br />up to 8 units/acre. <br />Environment <br />The subject property consists primarily of pine flatwoods that have <br />been invaded by several species of exotic/nuisance vegetation. <br />Based on a cursory review, the site does not appear to contain <br />Jurisdictional wetlands and is not in a flood hazard area. <br />Utilities and Services <br />Although the site is within the Urban Service Area of the county, <br />neither water nor wastewater lines extend to the site at this time. <br />Transportation System <br />The property abuts 90th Avenue which is classified as a collector <br />road on the future roadway thoroughfare plan map. This segment of <br />90th Avenue is a two-lane unpaved road with approximately 65 feet <br />of public road right-of-way. There are no plans to expand this <br />segment of 90th Avenue. <br />OX <br />APRIL 49 1995 33 <br />
