Commissioner Bird wished to note that in the past he has filed <br />a conflict of interest statement whenever the Korangy property was <br />being discussed because his realty firm had it listed for sale. <br />However, he does not have the Korangy property listed any longer <br />and will not stand to gain anything if it is sold. He does not <br />have a conflict of interest and he intends to vote on this today. <br />Community Development Director Robert Keating briefly reviewed <br />the proposed Agreement for Sale and Purchase, noting that LAAC <br />voted unanimously at last Thursday's public meeting to bring this <br />recommendation to the Board. Director Keating advised that the <br />multi-party agreement includes two conditions: 1) The County is <br />responsible for obtaining title insurance; and, 2) The County is <br />responsible for obtaining an environmental site assessment of the <br />property. <br />Referring to an aerial view, Director Keating pointed out the <br />boundaries of the property, noting that the many unusual <br />characteristics of this property is one of the reasons why <br />negotiations took so long. Management is an issue and U.S. Fish <br />& Wildlife has offered to take over all management, so there will <br />not be any continuing costs on this property with regard to <br />management. <br />Director Keating advised that this offer is 20% below the <br />original offer and more than 30% less than the initial appraisal, <br />and he happily recommended the purchase of the property. <br />Commissioner Bird pointed out since Jungle Trail bisects this <br />property, it is important for the County to retain whatever rights <br />we need to continue to operate Jungle Trail under our Jungle Trail <br />Management Plan, which involves placement of signs, maintenance, <br />etc. <br />Chairman Macht opened the public hearing and asked if anyone <br />wished to be heard in this matter. There were none. <br />ON MOTION by Commissioner Eggert, SECONDED by <br />Commissioner Adams, the Board unanimously accepted <br />the proposed Korangy property purchase contract in <br />the amount of $672,000, as recommended by staff. <br />Chairman Macht commended staff and the Land Acquisition <br />Advisory Committee for their hard work and efforts in bringing this <br />purchase proposal to the Board.
