Keat g, A <br />Community Developmen Director <br />THROUGH: Sasan Rohani, AICD S:, W. <br />Chief, Long -Ran a Planning <br />FROM: John Wachtel <br />Senior Planner, Long -Range Planning <br />DATE: May 18, 1995 <br />RE: POINT KING, INC., REQUEST TO REZONE APPROXIMATELY 5.3 <br />ACRES FROM CL TO OCR (RZON 95-03-0108) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of June 6, 1995. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 5.3 acres from CL, <br />Limited Commercial District, to OCR, Office, Commercial, <br />Residential District. Located at the southwest corner of S.R. AlA <br />and Mooring Line Drive, the subject property is part of The <br />Moorings subdivision, and is owned by Point King, Inc. <br />On July 12, 1994, Halvorsen Development Corporation received site <br />plan approval to build the Sea Mist Shoppes, a 46,560 square foot <br />shopping center, on the subject property. Point King, Inc., with <br />the assistance of residents of the Moorings, has recently purchased <br />the site. The purpose of this request is to secure the necessary <br />zoning to develop the site with residential uses. <br />On April 27, 1995, the Planning and Zoning Commission voted 6-0 to <br />recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to OCR. <br />Existing Land Use Pattern <br />The subject property is zoned CL, Limited Commercial District. <br />With the exception of some scattered trees, the site is vacant with <br />no native vegetation. Since the site consists of an entire block, <br />it is surrounded by roads and does not directly abut other <br />properties. <br />Residential zoning and residential uses predominate in this portion <br />of the county. To the northeast, west, and southwest of the site, <br />land is zoned RS -3, Single -Family Residential District (up to 3 <br />units/acre), and is developed with single-family homes. To the <br />north and east of the site, land is zoned RM -10, Multiple -Family <br />Residential (up to 10 units/acre), and is developed with multiple - <br />June, 6 1995 <br />
