FF"-- 7 <br />Bm, 95 PAGE 585 <br />DESCRIPTION AND CONDITIONS: <br />Mosby & Associates, Inc., on behalf of The Jungle Club, has <br />submitted an application for minor site plan approval and special <br />exception use approval to construct a 8,750 square foot building <br />addition on the site of the existing facility, located at 1060 6th <br />Avenue. The addition consists of a sloped -roof metal building, <br />having an average height of 321, which will house a basketball gym <br />and aerobics exercise areas. The subject site is located in the <br />RM -10 zoning district. <br />The Jungle Club is a private multi-purpose recreational facility <br />open only to members and their guests for a membership fee. The <br />facility offers its membership use of a clubhouse, pool, fitness <br />center, tennis, and other recreational and club activities. As <br />such, the use is considered to be a country club. Since country <br />clubs are special exception uses in the RM -10 zoning district, <br />special exception use approval must be granted by the county for <br />the proposed expansion. <br />The Planning and Zoning Commission is scheduled to consider the <br />subject special exception use request at its regular meeting date <br />of June 22, 1995. To accommodate the applicant's needs to have the <br />request considered in a timely manner, staff has scheduled this <br />application to be heard soon after the Planning and Zoning <br />Commission hearing on this request. Staff will report on the <br />Planning and Zoning Commission's recommendation at the June 27th <br />Board meeting. <br />The Board of County Commissioners is now to approve, approve with <br />conditions, or deny the.special exception use request. Pursuant to <br />section 971.05 of the land development regulations (LDRs), the <br />Board of County Commissioners is to consider the appropriateness of <br />the request for the subject property and the surrounding areas. <br />The Board may deny or grant approval and attach any conditions and <br />safeguards deemed appropriate to mitigate impacts and to ensure <br />compatibility of the use with the surrounding area. <br />Staff have reviewed the submitted proposal and have granted minor <br />site plan approval subject to the granting of special exception use <br />approval. Therefore, the minor site plan approval will become <br />effective when the Board of County Commissioners grants special <br />exception approval. <br />ANALYSIS: <br />1.
