Building Area: 81750 sq. ft. single story building <br />approximately 32' high <br />The proposed building elevations submitted with the site <br />demonstrate that the sloped roof building will not exceed the <br />35' maximum permitted building height defined in the land <br />development regulations. <br />7. Impervious Surface: Existing: 5,466 sq. ft. <br />Proposed: 10,050 sq. ft. <br />Net Increase: 4,584 sq. ft. <br />8. Open Space: Required: 30.0% <br />Proposed: 52.4% <br />9. Off -Street Parking: Required: 89 spaces <br />Provided: 91 spaces <br />The parking demand for a country club is provided at a ratio <br />of one space per 300 square feet of building area, plus the' <br />required number of parking spaces for each associated <br />structure or use on the site, such as swimming pools and <br />tennis courts. The submitted site plan demonstrates that the <br />existing number of parking spaces on the overall site <br />satisfies the total required number of parking spaces for the <br />existing facility and the proposed addition. Therefore, no <br />additional parking is required or proposed. <br />10. Traffic Circulation: The county traffic engineer has accepted <br />and approved the submitted traffic statement analysis of the <br />impact that the proposed addition is anticipated to have on <br />adjacent roadways.. Based on that analysis, no off-site <br />traffic improvements are required for approval of the proposed <br />site plan. Since no off-site improvements or additional <br />parking areas - are required, no changes to the existing <br />internal traffic circulation plan are required or proposed. <br />The county traffic engineer has no objections to approval of <br />the submitted site plan and the special exception usae recruiest. <br />11. Stormwater Management: The stormwater management plan has <br />been approved by the public works department, and a Type "B" <br />stormwater permit will be issued. <br />12. Utilities: The site is currently serviced by county water and <br />wastewater systems. The utilities department and the county <br />Environmental Health Unit (HRS) have no objections to approval <br />of the submitted site plan and the special exception use <br />request. <br />13. Environmental Issues: Several protected trees, approximately <br />15 oaks, will be impacted by the building addition. County <br />land development regulations permit the removal of protected <br />trees within the footprint of proposed buildings. Therefore, <br />the LDRs allow removal of the trees. Environmental planning <br />staff will monitor clearing activities on the site to try to <br />ensure that as many protected trees as possible can be <br />preserved or relocated. <br />20 <br />JUNE 279 1995 (� <br />BUOY 95 F'AuE1 6 <br />
