e®®K 95 ME 587 7 <br />14. Landscape Plan and Buffering: The landscape plan is in <br />accordance with Chapter 926 for the general landscaping <br />requirements for site plan development. Furthermore, the <br />prescribed Type "C" landscape buffering requirement set forth <br />in the specific land use criteria (see item #16) for country <br />clubs has been satisfied by the landscape plan. This buffer <br />will be installed along a 270' segment of the northern <br />property line, to buffer the residential units located north <br />of the addition. There are no other areas where the addition <br />will be visually exposed to other adjacent residential areas. <br />Therefore, no other buffering is required. <br />Note The addition, which is oriented at an angle to the <br />northern property line, is to be located 42' - 52' from the <br />northern property line. <br />15. Dedications and Improvements: No additional right-of-way is <br />required along the site's 6th Avenue frontage. No other <br />dedications or improvements (sidewalks, bikeways or <br />streetlighting) associated with the submitted site plan are <br />required of along the site's 6th Avenue. Therefore, all <br />required dedications and improvements are satisfied by the <br />submitted site plan. <br />16. Specific Land Use Criteria: The application will satisfy all <br />applicable criteria for a country club. The country club <br />specific land use criteria are as follows: <br />a. Such facilities may include restaurants with alcoholic <br />beverage licenses provided that no such establishment is <br />located within on thousand (1,000) feet of the front door <br />of any church and all property lines of any school. In <br />addition, such establishments shall not be open to the <br />general public; <br />b. No principal or accessory building shall be located <br />closer than forty-five (45) feet to any street line or <br />closer than one hundred (100) fee to any lot line which <br />abuts a single-family zoning district. However, <br />buildings associated with specific uses, such as golf <br />courses and tennis facilities, may be located as allowed <br />by other specific land use criteria that are applicable <br />to that use; <br />C. No off-street parking or loading area shall be located <br />closer than, twenty- five (25) feet to any residentially <br />designated property; <br />d. Where such uses involve golf courses, tennis courts, <br />marinas or any other recreational uses for which <br />standards are set forth in section 971.40, the proposed <br />use shall also be subject to such standards and <br />procedures, unless a waiver is granted by the decision <br />making body because the standards are not applicable to <br />the type or intensity of use proposed. <br />e. All multipurpose recreational clubs authorized herein <br />shall be located either adjacent to a major thoroughfare <br />or located within a project which is adjacent to a major <br />thoroughfare; <br />f. All outdoor lighting shall be adequately shielded in <br />order to prevent reflection onto adjacent properties; <br />21 <br />JUNE 279 1995 <br />
