Reat nOAP <br />THROUGH: Sasan Rohani, AICP �.d <br />Chief, Long -Range Planning <br />FROM: 0): <br />John Wachtel <br />Senior Planner, Long -Range Planning <br />DATE: June 19, 1995 <br />RE: Paul Freeman, Trustee, Request to Rezone Approximately <br />68.8 acres from A-1 to RS -3 (RZON 94-11-0133) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of June 27, 1995. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 68.8 acres located at the <br />southeast corner of 1st Street, S.W. and 58th Avenue. The request <br />involves rezoning the property, owned by Paul Freeman, Trustee, <br />from A-1, Agricultural District (up to 1 unit/5 acres), to RS -3, <br />Single -Family Residential District (up to 3 units/acre). The <br />purpose of the request is to secure the necessary zoning to develop <br />the site as a subdivision of single-family residences. <br />On May 25, 1995, the Planning and Zoning Commission voted 7-0 to <br />recommend that the Board of County Commissioners approve this <br />request to rezone.the subject property to RS -3. <br />Existinq Land Use Pattern <br />Bordered on all sides by citrus groves, the subject property and <br />properties to the north, south, and west are zoned A-1, while land - <br />to the east is zoned RS -3. The eastern portion of the subject <br />property consists of a citrus grove, while the western portion <br />consists of rangeland. <br />Future Land Use Pattern <br />The subject property and properties to the north, south, and east <br />are designated L-1, Low -Density Residential -1, on the county future <br />land use map. The L-1 designation is intended for residential uses <br />with densities up to 3 units/acre. West of the site, across 58th <br />Avenue, land is designated AG -1, Agricultural -1, on the county <br />future land use map. The AG -1 designation is intended for <br />agricultural uses and residential uses with densities up to 1 <br />unit/5 acres. <br />23 <br />JUNE 279 1995 <br />M M M <br />
