McCoy, AICP ��fA <br />Senior Planner, Current Development <br />DATE: July 18, 1995 <br />SUBJECT: Ralph Evans.,, Trustee and Commercial Investment <br />Partnership's Request for Final Plat Approval for a <br />Commercial Subdivision to be Known as the Sixty/95 <br />Commercial Park <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of July 25, 1995. <br />DEVELOPMENT AND LOCATION: <br />The Sixty/95 Commercial Park is a subdivision of 18.02 acres <br />consisting of 4 lots and 2 tracts. The tracts are reserved for <br />future development. The subject site is located in the southwest <br />corner of the SR 60/I-95 interchange and is zoned CG (General <br />Commercial). Subdivision lots and tracts will be developed with <br />commercial uses that are allowed in the CG zoning district, and <br />will be site planned on a site by site basis. <br />At its regular meeting of June 8, 1995, the Planning and Zoning <br />Commission granted preliminary plat approval for the subdivision. <br />Subsequently, a land development permit was issued, and the <br />developer bonded -out for construction of the required subdivision <br />improvements. The owners, Ralph Evans, Trustee and Commercial <br />Investment Partnership, through their agent Knight, McGuire & <br />Associates, Inc., are now requesting final plat approval and have <br />submitted the following: <br />1. A final plat in conformance with the approved preliminary <br />plat. <br />2. A cost estimate for the required subdivision improvements. <br />3. A contract for construction for the remaining required <br />subdivision improvements. <br />4. A letter of agreement to guarantee construction of the <br />required improvements. <br />JW5, 1995 - <br />
