McCoy, AICP �4,k <br />Senior Planner, Current Development <br />DATE: August 7, 1995 <br />SUBJECT: David Feldman's Request for PD Special Exception Use <br />Approval for a 39 Lot Single Family Planned Development <br />to be Known as Lago Rey <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of August 15, 1995. <br />BACKGROUND: <br />Wayne Westerman, P.E., on behalf of David Feldman, -has submitted'an <br />application for PD special exception use approval and preliminary <br />PD plan/plat approval to construct a 39 lot single family planned <br />development. The subject, vacant 39 acre parcel is zoned RS -1 and <br />is located on the west side of 58th Avenue (Kings Highway) midway <br />between 4th Street and lst Street S.W. (see attachment #2). <br />The proposed development will be a conventional 39 lot single <br />family subdivision with the lots grouped around a to -be -constructed <br />lake. The only waiver requested through the PD process is a <br />modification to the normal RS -1 minimum lot size requirement. All <br />proposed structures will meet the normal RS -1 zoning district <br />setback criteria. <br />A similar application on the same property was previously <br />considered by the Planning and Zoning Commission at its April 41 <br />1994 meeting. At that meeting, the Planning and Zoning Commission <br />recommended approval. At the applicant's request, however, the <br />application was not forwarded to the Board of County Commissioners, <br />and the application was allowed to expire. The proposed project is <br />consistent with the previous application. <br />•PD Review/Approval Process <br />The approval steps in the PD process are as follows: <br />Approval Needed <br />1.
