t <br />With respect to the natural areas within the subject properties ' limits , it should be noted that any <br />residential development will need to comply with the county ' s land development regulations , <br />including its environmental protection regulations . Various environmental permits , including land <br />clearing and tree removal permits , must be obtained prior to development. In addition , the county ' s <br />native upland plant community set- aside requirement will apply to properties at least five acres in <br />size . <br />For those reasons , the proposed amendment will not result in an increase in potential adverse <br />environmental impacts on the subject properties . <br />CONCLUSION <br />The proposed land use designation amendment is compatible with the surrounding areas , consistent <br />with the goals , objectives , and policies of the Comprehensive Plan , and meets all concurrency <br />standards . The request meets all applicable criteria . <br />RECOMMENDATION <br />Staff recommends that the Board of County Commissioners review the information and determine <br />whether or not to approve the proposed amendment.
