DS'k`Mr Fad 6 F. , h# <br />Past Actions <br />On April 51 20017 the Planning and Zoning Commission voted 7 to 0 to recommend that the Board <br />Of County Commissioners approve the proposed land use designation amendment. On May 17 ,2001 , the Professional Services Advisory Committee voted 9 to 0 recommend that the Board of <br />County Commissioners approve the proposed amendment and rezoning . On May 22 , 2001 , the <br />Board of County Commissioners voted 4 to 0 to transmit the proposed land use designation <br />amendment request to the Florida Department of Community Affairs (DCA) for its review . <br />ORC Report <br />Consistent with state regulations , DCA reviewed the proposed amendment and prepared anObjections , Recommendations and Comments ( ORC) Report (dated August 17 , 2001 ) , which <br />2001 . The DCA ORC Report, Attachment 8 at the end of thisplanningstaffreceivedonAugust20 , <br />staff report, does not contain any objections or comments relating to the proposed amendment . <br />Existing Land Use Pattern <br />Both the subject property , and land to the north and northwest , across 41 " Street, are zoned RS- 6 and <br />consist of citrus groves . Northeast of the subject property , on the north side of 41 " Street, land is <br />zoned R.NI- 10 , Multiple - Family Residential District ( up to 10 units/acre) , and contains single - familyresidences , a multiple - family complex , and a Church . <br />Land abutting the site on the east is zoned IL and contains a citrusrove and packinghouse . Land <br />abutting the site on the south is also zoned IL . That land containsbthe Gateway Center IndustrialSubdivision . <br />To the southwest of the subject property , land is within the City of Vero Beach . That land , zoned <br />ALI- A2 , Airport Light Industrial-A2 , consists of large wooded areas . Portions of the ALI-A2 district <br />east of the site , although not adjacent to the site , contain environmentally important xeric scrub and <br />prime aquifer recharge areas . For that reason , the City is studying what, if any , uses should be <br />allowed within that district. <br />Land abutting the subject site on the west is zoned RS - 6 and contains the Indian River CountySheriffsAdministrationComplexandtheCountyJail . <br />Future Land Use Pattern <br />The subject property and land to the north , across 41 " Street, are designated M - 2 , Mediam-DensityResidential-2 , on the county future Land use map . The M - 2 designation permits residential densities <br />Lip to 10 units/acre . Properties to the east and south of the subject area are designated C/I, <br />Commercial/Industrial, a land use designation which permits commercial and industrial zoningdistricts . Land to the southwest of the subject site , in the City of Vero Beach , is designated CV , <br />Conservation . Land abutting the subject property on the west is designated PUB , Public Facilities . <br />Environment <br />The subject property is not designated as environmentally important nor environmentally sensitive <br />by the Comprehensive Plan .
