fl If If <br />5If I 4i z y fir T ys rf ^.d r ir i <br />4 e, * <br />Future Land Use Pattern <br />Subject Property 2 and properties between US 1 and Old Dixie Highway are designated C/1 ,Commercial/Industrial , on the county ' s future land use map _ There are two other CA designatedpropertiesinthispartofthecounty : ±0 . 31 acres at the southeast corner of US 1 and 53 `d Street, and <br />15 acres along the east side of US 1 between the 53 " Street and the North Relief Canal . The C/I <br />designation permits various commercial and industrial zoning districts . The remaining land east ofUS1andsouthoftheNorthReliefCanal , including Subject Property 1 , is designated M- 1 . The M-1designationpermitsresidentialuseswithdensitiesupto8units/acre . <br />Environment <br />Natural state of both sites has been disturbed . Neither site contains any wetlands or other <br />environmentally sensitive habitat. No flood hazard areas exist on either site . <br />Utilities and Services <br />Potable water distribution lines extend along US 1 to both subject sites from the North CountyReverseOsmosisPlant . Wastewater collection lines extend along US 1 from the Central CountyWastewaterTreatmentPlanttoSubjectProperty2 .Wastewater lines are planned to extend toSubjectProperty1soon . <br />Transportation System <br />Subject Property 1 abuts US 1 , which is classified as a Rural Principal Arterial roadway on the future <br />roadway thoroughfare plan map . The segment of US 1 that is adjacent to Subject Property I is a four <br />lane road with 120 feet of public road right- of- way . Currently , there are no plans to expand this <br />segment of US 1 . <br />Subject Property 1 is bounded on the north by 53 `d Street . Classified as an Urban Principal Arterial <br />Road on the future roadway thoroughfare plan map , the segment of 53 `d Street that is adjacent to <br />Subject Property I is a two lane road with 120 feet to 150 feet of public road right- of- way . <br />Indian River Boulevard forms the eastern border of and provides access to Subject Property 2 . That <br />segment of Indian River Boulevard , classified as an Urban Principal Arterial Road on the future <br />roadway thoroughfare plan map , is a four lane roadway with 200 feet of public road right-of- way .Currently , there are no plans to expand this segment of Indian River Boulevard . <br />ANALYSIS <br />In this section , an analysis of the reasonableness of the application will be presented . Following adiscussionofplanamendmentreviewstandards , this section will include the following : <br />an analysis of the proposed amendment ' s impact on public facilities ; <br />an analysis of the proposed amendment ' s compatibility with surrounding areas ; <br />an analysis of the proposed amendment ' s consistency with the comprehensive plan ; and <br />an analysis of the proposed amendment ' s potential impact on environmental quality . <br />Plan Amendment Review Standards <br />Unlike most land use designation -amendment requests , this request does not involve an increase in <br />land use intensity .
