A TRUE COPY <br />CERTIFICATION ON LAST PAGE <br />J.R. SMITH, CLERK <br />insurance industry standards and practices, changes in TENANT'S use of the premises, <br />measurable changes in local and national economic indicators and changes in City <br />policies and procedures. <br />(e) The insurance policies shall name the LANDLORD as an additional <br />insured for liability insurance and as loss payee for property insurance and shall <br />include provision for at least thirty (30) days advance notice to LANDLORD by the <br />insurer prior to any policy change, amendment, termination or expiration of coverage. <br />TENANT shall cause the insurer to provide proof of the required insurance to the <br />LANDLORD before TENANT takes possession of the Leased Premises and shall cause <br />the insurer to continue to supply such proof to the LANDLORD for each term of <br />coverage. TENANT'S insurance shall be primary and any other insurance maintained by <br />the City shall be in excess of and shall not contribute with TENANT'S insurance. <br />(f) In the event that Tenant should fail for any reason to procure or maintain <br />insurance coverage at the minimum amounts required herein, or at the written request <br />of Tenant, Landlord, at Landlord's sole discretion, may secure insurance coverage at <br />Tenant's expense, or may declare Tenant in default. Tenant shall reimburse Landlord <br />for the cost of such insurance coverage secured by Landlord within thirty (30) days of <br />Tenant's receipt of an invoice from Landlord for such insurance coverage. Tenant shall <br />be responsible for the payment of any applicable deductibles set out in the insurance <br />policy secured by Landlord. <br />11. USE OF LEASED PREMISES; RESTRICTIONS ON USE: <br />(a) TENANT agrees to observe and obey all laws, ordinances, rules and <br />regulations promulgated and enforced by LANDLORD and by any other proper authority <br />having jurisdiction over the conduct of operations at the Airport, and all further revisions <br />Page 13 of 38 <br />N:\Client Docs\Airport\Attachment B\2016.February.16.ATTACHMBNT B.docx <br />
