RESPONSIBILITY FOR AND MAINTENANCE OF LEASED PREMISES: <br />(a) TENANT agrees that LANDLORD shall have no responsibility for the <br />maintenance of the Leased Premises, including any improvements thereon, and that <br />TENANT shall, at TENANT'S own expense, keep in good order and repair, inside and <br />out: <br />(1) any building on the real property herein described, and all structural <br />attributes, including roofs, of such buildings; and <br />(2) all equipment located within any buildings, including, but not limited <br />to, the air conditioning, machinery, plumbing, wiring, pipes, gas, steam, and <br />electrical fittings, and all other equipment. TENANT further agrees, from time to <br />time, to make renewals and replacements of such equipment so that, at all times, <br />any building and its equipment will be in good operating condition, order, and <br />repair.
