Rea ng, CP <br />Community Develop t Director <br />THROUGH: Sasan Rohani, AICPA -i(- <br />Chief, Long -Range Planning <br />FROM: John Wachtel <br />Senior Planner, Long -Range Planning <br />DATE: October 13, 1995 <br />RE: COUNTY INITIATED REQUEST TO AMEND THE COMPREHENSIVE PLAN <br />TO REDESIGNATE APPROXIMATELY 36.5 ACRES FROM M-1 TO C/I; <br />AND TO AMEND THE COMPREHENSI`/E PLAN TO REDESIGNATE <br />APPROXIMATELY 36.5 ACRES FROM C/I TO PUB <br />PLAN AMENDMENT NUMBER: LUDA 95-01-0188 <br />It is requested that the data herein presented be given formal <br />consideration by the Hoard of County Commissioners at their regular <br />meeting of October 24, 1995. <br />DESCRIPTION AND CONDITIONS <br />This is a request to redesignate approximately 36.5 acres from M-1, <br />Medium -Density Residential -1 (up to 8 units/acre), to C/I, <br />Commercial/ Industrial Node, while simultaneously redesIgnating 36.5 <br />acres from C/I, Commercial/Industrial Node, to PUB, Public <br />Facilities. The subject tracts are under separate ownership. <br />In contrast to node expansion, this request will not increase the <br />amount of C/I designated land. Rather, this request will slightly <br />reconfigure two nodes. The proposed amendment will shift 36.5 <br />acres from the 9th Street S.W. (Oslo Road) & 74th Avenue <br />Commercial/ Industrial Node, to the S.R. 60 & I-95 Commercial/ <br />Industrial Node. <br />The property to be redesignated to C/I is located at the northwest <br />corner of S.R. 60 and 98th Avenue. This property, owned by George <br />Lambeth, will be referred to as Subject Property 1. The request <br />involves changing the land use designation of this tract from M-1, <br />Medium -Density Residential -1 (up to 8 units/acre) to C/I, <br />Commercial/Industrial Node. A concurrent rezoning of Subject <br />Property 1 is not part of this request. <br />The property to be redesignated to PUB is located between 9th <br />Street S.W. (Oslo Road) and 13th Street S.W. (Kelly Road), on the <br />east side of the 82nd Avenue right-of-way. This property, acquired <br />by Indian River County'a Solid Waste Disposal District (SWDD) in <br />1994 for future landfill expansion, will be referred to as Subject <br />Property 2.
