Future Land Use Pattern <br />-Subject Property 1 <br />Subject Property 1 and adjacent lands to the north and west are <br />designated M-1, Medium -Density Residential -1, on the county's <br />future land use map. East of the site, land more than 450 feet <br />north of S.R. 60 is also designated M-1. The M-1 designation <br />Permits residential uses with densities up to 8 units/acre. Land <br />to the south, across S.R. 60, and to the east within 450 feet of <br />S.R. 60 is designated C/I, Commercial/Industrial Node. This <br />designation permits various commercial and industrial zoning <br />districts. _ <br />Subject Property 2 <br />Subject Property 2 and properties to the north, east and west, are <br />also designated C/I. Properties to the south are designated PUB, <br />Public Facilities, on the county's future land use map. The PUB <br />designation is intended for public facilities and services. <br />Environment <br />- Subject Property 1 <br />Subject Property 1 is currently used for agricultural purposes, <br />being a citrus grove. No wetlands or native upland plant <br />communities exist on site. The subject property is within Flood <br />Zone A, with a presently undetermined minimum base flood elevation <br />requirement. This indicates that the property is within the 100 <br />year floodplain. <br />- Subject Property 2 <br />Subject Property 2 is also a citrus grove. No wetlands or native <br />upland plant communities exist on site. The site is not within a <br />flood hazard area. <br />Utilities and Services <br />Water lines extend to both subject sites from the South County <br />Reverse Osmosis Plant, while wastewater lines extend to the sites <br />from the West Regional Wastewater Treatment Plant. <br />Transportation System <br />- Subject Property 1 <br />Both S.R. 60 and 98th Avenue abut Subject Property 1. West of I- <br />95, S.R. 60 is classified as a principal arterial roadway on the <br />future roadway thoroughfare plan map. This segment of S.R. 60 is <br />a two-lane paved road with approximately 200 feet of existing <br />public road right-of-way. This segment of S.R. 60 is currently <br />programmed for expansion to four lanes by 2010. <br />The site also has access to 98th Avenue. North of S.R. 60, 98th <br />Avenue is an unpaved local road. <br />- Subject Property 2 <br />9th -Street S.W. (Oslo Road) and 13th Street S.W. (Kelly Road) <br />provide access to Subject Property 2. Oslo Road is a two-lane <br />52 <br />October 24, 1995 <br />
