M <br />- Subject Property 3 <br />Zoned RM -61 Subject Property 3 contains a grass lawn and two large <br />oak trees. North of Subject Property 3, across 82nd Street, is <br />Subject Property 2, an abandoned citrus grove in the A-1 zoning <br />district. Land east of Subject Property 3 is zoned RM -6 and is <br />developed with single-family houses. Land south and west of <br />Subject Property 3 is zoned CL and is developed with retail uses. <br />- Subject Property 4 <br />Subject Property 4 and properties to the north, south and east <br />consist of citrus groves. Land to the west contains a single <br />family house. Subject Property 4 and properties to the south and <br />east are zoned RM -6, while land to the northwest is zoned CG. <br />Future Land Use Pattern <br />- Subject Property 1 <br />Subject Property 1 and adjacent properties to the east are <br />designated C/I, Commercial/ Industrial Node, a land use designation <br />which permits various commercial and industrial zoning districts. <br />Land abutting the site on the north is designated M-1, Medium - <br />Density Residential -1, on the county's future land use map. The M- <br />1 designation permits residential uses with densities up to 8 <br />units/acre. Land bordering the site to the west is designated L-2, <br />Low -Density Residential -2, on the county's future land use map. <br />Land south of the western part of Subject Property l is also <br />designated L-2. The L-2 designation permits residential uses with <br />densities up to 6 units/acre. The remaining properties to the <br />south are designated C/I. <br />Subject Property 2 <br />Subject Property 2 and all surrounding properties, except those to <br />the west, are designated M-1. Land to the west is designated C/I. <br />- Subject Property 3 <br />Subject Property 3 and properties to the north and east are <br />designated M-1. Properties to the south and west are designated <br />C/I. <br />-Subject Property 4 <br />Subject Property 4 and adjacent lands to the south and east are <br />designated M-1. Land to the northwest, is designated C/I. <br />Environment <br />- Subject Property 1 <br />Located on the Atlantic Coastal Ridge, the site contains no <br />wetlands. While most of Subject Property 1 consists of an <br />abandoned citrus grove, there are approximately 1.6 acres of <br />scrubby flatwoods in the southwest part of the site. This portion <br />of Subject Property 1 may contain gopher tortoises which are listed <br />by the state as a species of special concern. <br />- Subject Property 2 <br />Consisting of an abandoned citrus grove, Subject Property 2 is a <br />disturbed site containing no wetlands or native upland plant <br />communities. <br />93 <br />October 24, 1995 <br />wx '96 PAu- 477 <br />
