Rea ing, CP <br />Community Developme t D ctor <br />THROUGH: Stan Boling,-AICP <br />Planning Director <br />FROM: Eric Blad <br />Staff Planner, Current Development <br />DATE: November 6, 1995 <br />SUBJECT: Brian Sculthorp's Request for Final Plat Approval for a <br />Subdivision to be Known as Dunmore Subdivision <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of November 14, 1995. <br />DESCRIPTION AND CONDITIONS: <br />Dunmore Subdivision is a proposed 9.93 acre single family <br />subdivision containing 12 lots. The subject site is located <br />immediately south of Seminole Shores on the west side of SR A -1-A.* <br />The property is zoned RS -3 and RS -1, Residential Single Family (up <br />to 3 units per acre and 1 unit per acre, respectively) . All 12 <br />lots are within the RS -3 zoning district, while the RS -1 zoning <br />district overlays only the extreme western portion of the <br />development. The density of the subject development is 1.2 units <br />per acre. <br />On October 13, 1994 the Planning and Zoning Commission granted <br />preliminary plat approval for the Dunmore Subdivision. A land, <br />development permit was subsequently issued for infrastructure <br />improvements and site development. The roadway, stormwater' <br />management system, and utility improvements within the project have <br />now been completed. The developer is now requesting final plat- <br />approval, <br />latapproval, and has submitted the following: <br />1. A final plat in substantial conformance with the approved <br />preliminary plat. The plat includes a conservation easement <br />over wetland areas that cover the western portion of the site. <br />2. A certificate of completion for all infrastructure <br />improvements. <br />3.
