Section 12 — Project Timeline <br />The Development Team of ETWDC and Stuart & Shelby Development, Inc. propose a <br />two (2) year timeline for completion of the project. Completion is defined as income <br />eligible buyers having closed on all seventeen (17) of the proposed single family <br />residential units. <br />It is understood that there will be a period attributed to the negotiation of the Development <br />Agreement. This team has a dedicated legal representative that operates efficiently and <br />who seeks to arrive at mutual agreement by all the parties involved. Built into the <br />Development Agreement will be an appropriate "due diligence" period to ensure there are <br />no environmental or site related hinderances to complete the proposed residential <br />development. <br />The commencement of the proposed project timeline would take place once transfer of <br />title is completed, and title is recorded. It also anticipates reasonable turnaround times in <br />securing site entitlements from County Planning Officials, along with approvals of <br />infrastructure design and permitting. <br />135 <br />
