LESSOR reserves the right to further develop, change, or improve the Airport and its routes <br />and landing areas as LESSOR sees fit, without LESSEE's interference or hin4r?4jkeC# regardless of <br />CERTIFICATION ON LAST PAGE <br />LESSEE's views and desires. J.R. SMITH, CLERK <br />Section 12.11. LESSEE's Use and Construction to Comply with Federal Aviation Regulations. <br />LESSEE agrees to conform to all applicable Federal Aviation Regulations in any operation or <br />construction on the Premises. LESSEE agrees to comply with the notification and review <br />requirements covered in Part 77 of the Federal Aviation Regulations (which may be amended or <br />replaced by other regulations from time to time) before constructing any improvements or modifying <br />or altering any structure on the Premises. <br />Section 12.12. LESSEE's Noninterference with Aircraft.; LESSOR Noninterference with <br />Emergency Services. <br />LESSEE and its successors, assigns, and sublessees will not use the Premises or any part of <br />the Airport in any manner, or act in any manner, that might interfere with any aircraft landing, taxiing, <br />or taking off from the Airport or otherwise create a hazard. If this covenant is breached in any way, <br />LESSOR reserves the right to enter the Premises and abate or eliminate the interference at the expense <br />of LESSEE. <br />LESSOR will not unreasonably interfere with LESSEE's use of the Premises to provide <br />Emergency Services. <br />Section 12.13. Maintenance of Premises and Equipment. <br />LESSEE agrees that LESSOR shall have no responsibility for the maintenance of the <br />Premises, including any improvements thereon, and that LESSEE shall, at LESSEE's own expense, <br />keep in good order and repair, inside and out, all buildings, including, but not limited to, the air <br />conditioning, machinery, plumbing, wiring, pipes, gas, steam, electrical fittings, and all other <br />Page 28 of 41 <br />
