LESSOR's retaking of possession of the Premises, <br />A TRUE COPY <br />whether by LESSEE's surrender or abandonment of the Premises, or by judicic�J§ AIQMLAM WE <br />ITH, <br />deemed a waiver of any of LESSOR's other claims, rights or remedies and will not terminate the <br />LEASE absent notice of termination by LESSOR. LESSOR may at anytime after retaking possession <br />or reletting, terminate the LEASE for the default because of which LESSOR reentered. <br />ARTICLE 17 <br />HOLDOVER <br />If LESSEE remains in possession of the Premises after the LEASE expires or terminates for <br />any reason: <br />(a) Lessee will be deemed to be occupying the Premises as a Lessee from month-to-month at the <br />sufferance of LESSOR; and <br />(b) Lessee shall reimburse LESSOR for any additional damages, which LESSOR suffers by <br />reason of Lessee's continued occupancy. <br />ARTICLE 18 <br />TERMINATION <br />Section 18.1. Breach. <br />In the event of any breach or threatened breach by Lessee of any of the terms, provisions, <br />agreements, or conditions in the LEASE, LESSOR shall have the right to invoke any right and remedy <br />allowed at law or in equity or by statute or otherwise as through termination, reentry, summary <br />proceedings, and other remedies not provided for in the LEASE. <br />Section 18.2.
