Chandler <br />County Administrator <br />rt <br />THROUGH: Sasan Rohani, AICPW *Orr. <br />Chief, Long -Ran a Planning <br />FROM: John Wachtel <br />Senior Planner, Long -Range Planning <br />DATE: November 9, 1995 <br />RE: Ben F. Bailey, III, request to amend the comprehensive <br />plan to redesignate approximately 18.4 acres from L-2 to <br />M-1, and to rezone that 18.4 acres from A-1 to RM -8 <br />PLAN AMENDMENT NUMBER: LUDA 95-07-0103 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of November 21, 1995. <br />DESCRIPTION AND CONDITIONS <br />This is a request to change the land use designation of <br />approximately 18.4 acres from L-2, Low -Density Residential -2 (up to <br />6 units/acre) to M-1, Medium -Density Residential -1 (up to 8 units/ <br />acre), and to rezone that property from A-1, Agricultural District <br />(up to 1 unit/5 acres) to RM -8, Multiple -Family Residential <br />District (up to 8 units/acre). Located at the southeast corner of <br />26th Street and 58th Avenue, the subject property is owned by Ben <br />F. Bailey, III. The purpose of this request is to secure the land <br />use designation 'and zoning necessary to develop the site at a <br />higher residential density. <br />On October 12, 1995, the Planning and Zoning Commission -voted 7-0 <br />recommend that the Board of County Commissioners transmit the <br />proposed land use amendment to the State Department of Community <br />Affairs (DCA) for their review. The Board of County Commissioners <br />is now to decide whether or not the subject request is to be <br />transmitted to DCA for their review. <br />Existing Land Use Pattern <br />Consisting of an abandoned grove, the subject property is zoned A- <br />1. Land abutting the site on the east is zoned RS -6, Single -Family <br />Residential District (up to 6 units/acre) and consists of single- <br />family subdivisions. The Ryanwood shopping center borders the site <br />on the south. That shopping center is zoned CG, General Commercial <br />District. To the west of the site, across 58th Avenue, land is <br />zoned RS -6, and is developed with a church and a single-family <br />subdivision. <br />BOOK 9 PAGE 6� <br />NOVEMBER 21, 1995 15 <br />
