Chandler <br />County Administrator <br />THROUGH: Sasan Rohani, AICP <br />Chief, Long -Range Planning <br />FROM: John Wachtekw <br />Senior Planner, Long -Range Planning <br />DATE: November 20, 1995 <br />RE: Dorothy McGee Perfect's Request to Rezone Approximately <br />17.5 acres from A-1 to RS -3 (RZON 95-08-0082) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of December 5, 1995. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 17.5 acres located at the <br />southeast corner of 33rd Street and 66th Avenue. The request <br />involves rezoning the property, owned by Dorothy McGee Perfect, <br />from A-1, Agricultural District (up to 1 unit/5 acres), to RS -3, <br />Single -Family Residential District (up to 3 units/acre). The <br />purpose of the request is to secure the necessary zoning to develop <br />the site as a subdivision of single-family residences. <br />On October 12, 1995, the Planning and <br />to recommend that the Board of County <br />request to rezone the subject property <br />Existing Land Use Pattern <br />Zoning Commission voted 7-0 <br />Commissioners approve this <br />to RS -3. <br />The subject property and properties to the south, east, and west <br />are zoned A-1 and contain citrus groves. The subject property also <br />contains a single-family house near the northwest corner of the <br />site. North of the subject property, land along 66th avenue is <br />also zoned A-1, and contains citrus groves and a single-family <br />house. North of the eastern part of the subject property is land <br />zoned RS -3. That land contains 1 single-family house. <br />Future Land Use Pattern <br />The subject property and properties to the south and east are <br />designated L-21 Low -Density Residential -2, on the county future <br />land use map. The L-2 designation is intended for residential uses <br />with densities up to 6 units/acre. North and west of the site, <br />across 33rd Street and 66th Avenue, respectively, land is <br />designated L-1, Low -Density Residential -1, on the county future <br />land use map. The L-1 designation is intended for residential uses <br />with densities up to 3 units/acre. Land that is north of 33rd <br />Street and west of 66th Avenue is outside of the county's Urban <br />Service Area and is designated AG -1, Agricultural -1, on the county <br />DECEMBER 5, 1995 18 <br />
