This <br />encroachment has occured in the past and has the potential to <br />continue in the future due to the MXD land use designation which <br />permits either residential, commercial or industrial zoning. <br />Moreover, the residents have identified the need for more housing <br />in the Gifford area including single and multiple -family <br />residences. <br />Commercial uses in the Gifford area are concentrated along <br />Old Dixie Highway, along North Gifford Road between the F.E.C. <br />railroad and 38th Avenue, and along U.S. A1. Additional <br />commercial uses are scattered throughout the predominantly <br />residential area located north of 43rd Street between 38th Avenue <br />and the F.E.C. railroad. The commercial activities located along <br />Old Dixie Highway include bars, pool halls, and grocery stores. <br />1�3 <br />
