♦ y • <br />Because of the length of the Plan, it is on file in the <br />0� <br />County Commission office. <br />Mr. Shearer said the Gifford Precise Land Use Map is more <br />r <br />specific than the Precise Land Use Map adopted for Roseland and <br />the Winter Beach area. Staff has worked on and ended up with a <br />large number of Land -Use designations, many of which, correspond <br />exactly with the existing zoning districts. Staff has come up <br />with many commercial land use designations, <br />Neighborhood/Commercial, Limited/Commercial, General/Commercial, <br />and Heavy/Commercial, which are the same as some of the zoning <br />districts. He said as far as the Residential Designations, staff <br />has taken two approaches; one is to designate specific areas for <br />Single -Family use through the RS -6 and RS -3 categories and other <br />areas they have designated as R-10 or R-8 areas, which would <br />allow Single or Multiple -Family zoning or development up to a <br />specified number of units per acre. There is a large area of the <br />Gifford Community designated as R-10 which is Multiple -Family <br />although staff would allow Single or Multiple -Family units in the <br />area. <br />Staff included some objectives and policies of the Plan and <br />some of the concerns staff wants to address is there are many <br />Mixed Uses, many Industrial uses next to Single -Family, some <br />Commercial uses situated between churches and they want to <br />encourage industrial development in the Gifford area in order to <br />provide jobs, more housing opportunities, and attempt to arrange <br />the land uses so that they do not conflict. <br />Staff has specified some guidelines for future rezonings in <br />the Gifford area and has indicated that all rezonings that are <br />reviewed in the future be consistent with this Plan. <br />There are many Parcels, based on their Land Use Designation <br />that need to go through rezoning to be downzoned to an <br />appropriate zoning, and he would like to initiate that in the <br />future. <br />Mr. Shearer continued that this Plan will assist staff in <br />17 <br />��Y <br />
