the next two years as the Land Use Plan is updated in the Gifford <br />•M area. <br />When staff first looked at this, they were hoping to come up <br />• with a way to substantially reduce the Mixed Use Land Use <br />Designation in the Gifford area and give them formal Land Use <br />Designation such as MD -2, Medium Density and create some <br />Commercial/ Industrial nodes, but this was difficult to do as <br />0 0 there is such a small amount of the area that can be <br />realistically designated at this time. <br />Chairman Tippin complemented staff on the good job they have <br />done and he added that finally we are under way in helping solve <br />the problems in the Gifford area. <br />Chairman Tippin asked if anyone wished to speak for or <br />against this item. <br />Victor Hart, 4659 34th Avenue, Gifford, stated he is in <br />support of the Plan and remarked that staff did not try to put <br />anything over on the people of Gifford. They asked for <br />o suggestions from individuals and spent many hours coming up with <br />this Plan. He said Mr. Shearer took the time to explain each of <br />the zoning designations, and with this Plan, he sees that the <br />area will develop into an area that will enhance the living <br />conditions of the community. He would hope that in the future <br />when a zoning change is requested, the Plan is adhered to. <br />James Richardson stated he has lived in Indian River County <br />since 1947 and he has tried to help build many parts of the <br />county that he has labored in and the part ht lives in, Gifford. <br />Ile said staff has kept in mind the best interest of the people in <br />developing this Plan and they provided the people of Gifford a <br />chance to participate. He hoped that with some industrial <br />development, Gifford will continue to grow. <br />There being no one else who wished to speak, Chairman Tippin <br />declared the Public Hearing Closed. <br />Mr. Kleckner stated that the citizens and the leaders of the <br />Gifford area and staff should be highly commended for the <br />excellent Plan and the cooperation shown in developing the Plan. <br />18 <br />
