McCoy, AICI `� <br />Senior Planner, Current Development <br />DATE: December 1, 1995 <br />SUBJECT: DU -J's Inc.'s Request for Final Plat Approval for a <br />Commercial Subdivision to be Known as DU -J's Subdivision <br />It is requested that the data herein presented be=given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of December 12, 1995. <br />DESCRIPTION AND CONDITIONS: <br />DU -J's Subdivision is a 2 lot subdivision of 1.93 acres of <br />commercial property. Site plan approval has been granted for <br />construction of a convenience store/gas station on the southern lot <br />(Lot 1). The developer is platting the property so that the <br />northern lot (Lot 2) can be sold separately. A plat is required <br />since this property was part of a larger parcel which has been <br />split since July 23, 1983. The subject property is zoned CG <br />(General Commercial) and has a C/I (Commercial/ Industrial) land use <br />designation. <br />On January 12, 1995, the Planning and Zoning Commission granted <br />preliminary plat approval for the proposed subdivision. The <br />subdivision is designed so that both lots will be serviced by <br />improvements constructed under the convenience store approved site <br />plan. The owner, DU -J's Inc., through its agent Mosby & <br />Associates, Inc., has submitted the following: <br />1. A plat in conformance with the approved preliminary plat. <br />ANALYSIS: <br />The subdivision has been designed so that both lots can utilize <br />common improvements provided with the convenience store. Since <br />both lots have frontage on paved streets, and any other necessary <br />improvements will be controlled through the site plan process, no <br />subdivision improvements are required. Any improvements on the <br />lots will be tied to the site plan process, and no certificate of <br />occupancy will be issued for uses on either lot until the <br />improvements necessary to serve the uses are completed and <br />inspected. <br />December 12, 1995 <br />6 <br />
