Kea in , Icpf <br />Community Develo men irector <br />Ah <br />THROUGH: Stan Boling AICP <br />Planning Director <br />FROM: Eric Blad.0 <br />Staff Planner, Current Development <br />DATE: March 5, 1996 <br />SUBJECT:* Stonebridge, Inc.'s Request for Final Plat Approval for <br />Phase 2 of Stonebridge Subdivision, a Replat of a Portion <br />of Phase 1 of Stonebridge Subdivision <br />[SD-94-11-09/IRC #94020141-0081 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of March 12, 1996. <br />DESCRIPTION AND CONDITIONS: <br />Stonebridge is a proposed 39.08 acre, two phase, single family <br />subdivision located on the south side of 4th Street in the 5300 <br />block. Development of the site (phases 1 and 2) will ultimately <br />create 83 lots, a 2.87 acre wet stormwater management tract, and <br />on-site roadways. The property is zoned RS -3, Residential Single <br />Family (up to 3 units per acre) and is to be developed at a density <br />of 2.1 units per acre. <br />On February 22, 1994, the Planning and Zoning Commission granted <br />preliminary plat approval for phases 1 and 2 of Stonebridge <br />Subdivision. The approved preliminary plat permits construction of <br />Stonebridge in two phases, 41 lots in Phase 1 and 42 lots in Phase <br />2. The Board of County Commissioners granted phase 1 final plat <br />approval on February 21, 1995. The phase 1 plat contains the <br />entire 39.08 acres of the project, 41 phase 1 lots, and tracts <br />reserved for the future phase 2 lots. The phase 2 final plat which <br />is now being proposed will replat these "reserved tracts" into 42 <br />lots. The developer is now requesting final plat approval for <br />phase 2, a replat of a portion of phase 1. Accordingly, he has <br />submitted.a final - plat consistent with the approved preliminary <br />plat for phase 2. <br />ANALYSIS: <br />All required improvements necessary to provide access and services <br />to the phase 2 lots have. been constructed, and a certificate of <br />26 <br />MARCH 12, 1996 <br />
