McCoy, AIC �� <br />Senior Planner, Cu rent Development <br />DATE: April 23, 1996 <br />SUBJECT: Beazer Homes Florida Inc.'s Request for Final Plat <br />Approval for Island Club Phase I Planned Development <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of May 7, 1996. <br />DEVELOPMENT AND LOCATION: <br />Phase I of the Island Club PD is the subdivision of an 18.30 acre <br />parcel, consisting of 46 single family lots and 3 tracts. The <br />three tracts will be used for landscape, recreation amenities, and <br />stormwater management. The subject site is located on the west <br />side of SR A -1-A just north of the Town of Indian River Shores and <br />west of Baytree (see attachment #2). <br />At its regular meeting of January 25, 1996, the Planning and Zoning <br />Commission granted preliminary plat approval for the subdivision. <br />Subsequently, a land development permit was issued, and the <br />developer bonded -out for construction of the required subdivision <br />improvements. The owner, Beazer Homes Florida Inc., through their <br />agent Knight, McGuire & Associates, Inc., is now requesting final <br />plat approval gird hos submitted the following: <br />1. A final plat for Phase I in conformance with the approved <br />preliminary plat for Phase I. <br />2. A cost estimate for the required subdivision improvements. <br />3. A contract for construction for the remaining required <br />subdivision improvements. <br />4. A letter of credit to guarantee construction of the required <br />improvements. <br />ANALYSIS: <br />At this time, none of the required subdivision improvements has <br />been completed. Instead, a contract for construction for all of <br />the required subdivision improvement's, along with a letter of <br />46 <br />MAY 79 1996 <br />
