credit to secure the contract, has been submitted by the applicant. <br />Both the county engineering division and the utility services <br />department have approved the cost estimate and have verified that <br />the letter of credit amount is adequate to cover the estimated cost <br />of the remaining required improvements. The county attorney's <br />office has approved the construction contract for legal form and <br />sufficiency_ and has approved the format of the -letter of credit. <br />All applicable requirements regarding final plat approval have been <br />satisfied. Pursuant to the county's LDRs, the applicant will be <br />required to obtain a certificate of completion, after construction <br />of the required improvements. At that time, the applicant will <br />warranty the utility improvements via a Utility Services department <br />Bill of Sale. Since no other improvements are being dedicated to <br />the public, no other warranties will be required. <br />RECOMMENDATION: <br />Based on the above analysis, staff recommends that the Board of <br />County Commissioners grant final plat approval for Phase I of the <br />Island Club Planned Development and authorize the chairman to sign <br />the contract for construction and accept the letter of credit. <br />ON MOTION by Commissioner Eggert, SECONDED by <br />Commissioner Bird, the Board unanimously granted <br />Beazer Homes' request for final plat approval for <br />Island Club Phase I PD, approved the Contract for <br />Construction, and accepted the letter of credit, as <br />recommended by staff. <br />CONTRACT IS ON FILE IN THE OFFICE OF THE CLERK TO THE BOARD <br />R.
