McCoy, AICP /1.0m <br />Senior Planner, Current Development <br />DATE: April 30, 1996 <br />SUBJECT: Riverpoint Inc.'s Request for Final Plat Approval for a <br />Single Family Subdivision to be Known as Riverpoint <br />Subdivision <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of May 7, 1996. <br />DESCRIPTION AND CONDITIONS: <br />Riverpoint Subdivision is a subdivision of a 39.43 acre parcel into <br />24 single family lots and a conservation tract. The subject <br />property is split zoned with the residential lots zoned RS -6, <br />Residential Single Family (up to 6 units/acre) and the wetland <br />conservation area zoned Con -2, Conservation -2 (up to 1 unit/40 <br />acres). <br />On July 13, 1995 the Planning and Zoning Commission granted <br />preliminary plat approval for the Riverpoint Subdivision. <br />Subsequently, a land development permit was issued for the <br />improvements required to serve the proposed subdivision. Since <br />construction of required improvements (e.g. roadways, stormwater <br />management, utilities) has not been completed at this time, the <br />developer is proposing to "bond -out" to guarantee the satisfactory <br />completion of the remaining work to be performed. The final plat <br />was submitted with the following documents: <br />1. A final plat in conformance with. -the originally approved <br />preliminary plat; <br />2. An Engineer's Certified Cost Estimate for completing the <br />remaining required subdivision improvements; <br />3. A Contract for Construction of Required Subdivision <br />Improvements; <br />4. A security agreement, acceptable to the County Attorney's <br />Office, to guarantee the submitted Contract for Construction. <br />48 <br />MAY 79 1996 <br />
