ANALYSIS: <br />Notall of the required subdivision improvements have been <br />completed as of this date (i.e. roadways, stormwater management.- <br />and <br />anagement,and utility services). The developer desires to proceed with <br />recording the subdivision plat and proposes to "bond -out" for. <br />constructs -on of the remaining required subdivision improvements <br />pursuant to provisions of subdivision ordinance section 913.10. A <br />certified engineers cost estimate for completion of the remaining <br />improvements has been reviewed and approved by the Public Works <br />Department and the county Utilities Department. The developer has <br />submitted a Contract for Construction of Required Improvements and <br />posted suitable security, approved by the County Attorney's Office, <br />to guarantee the contract. The contract, which is on a standard <br />form approved by the county attorney's office, is to be executed by <br />the developer prior to the May 7, 1996 Board meeting date. With <br />these documents, the developer will have complied with the <br />appropriate requirements to obtain final plat approval. <br />RECOMMENDATION: <br />Based upon the analysis performed, staff recommends that the Board <br />of County Commissioners grant final plat approval for Riverpoint <br />Subdivision, authorize the Chairman to execute the Contract for <br />Construction, and accept the posted security to guarantee the <br />Contract for Construction. <br />ON MOTION by Commissioner Eggert, SECONDED by <br />Commissioner Bird, the Board unanimously granted <br />final plat approval for a single family subdivision <br />to be known as Riverpoint Subdivision, approved the <br />Contract for Construction, and accepted the posted <br />security to guarantee the Contract for Construction. <br />CONTRACT IS ON FILE IN THE OFFICE OF THE CLERK TO THE BOARD <br />S. Request by Commercial Investment Partnership for Final Plat <br />Approval for Partial Replat of the Si2ty/I-95 Commercial Park <br />Commissioner Bird announced a conflict of interest and <br />filed the necessary form with the Clerk's office.
