McCoy, AICP <br />Senior Planner, Current Development <br />DATE: May 1, 1996 <br />97 PnE 965 - <br />SUBJECT: Commercial Investment Partnership's Request for Final <br />Plat Approval for a Partial Replat of the Sixty/I-95 <br />Commercial Park <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of May 7, 1996. <br />DESCRIPTION AND CONDITIONS: <br />The Sixty/I-95 Commercial Subdivision is an existing subdivision <br />covering 18.2 acres and consisting of 4 lots and 2 large tracts. <br />The applicant is now proposing to replat a portion of that <br />subdivision. <br />Sixty/I-95 Commercial Park is a replat of a 13.61 acre portion of <br />the Sixty/I-95 Commercial Subdivision, and will create 9 newly <br />configured commercial lots. The developer is replating to create <br />7 lots out of 2 existing tracts and to reconfigure two existing <br />lots. The subject property is zoned CG (General Commercial) and <br />has a C/I (Commercial/Industrial) land use designation. <br />On April 25, 1996,. the Planning and Zoning Commission granted <br />preliminary plat approval for the proposed replat. The replat is <br />designed so that all new lots will be served by existing roads and <br />.utilities. The owner, Commercial Investment Partnership, through <br />its agent, Knight, McGuire & Associates, Inc. has submitted the <br />following: <br />1.-A'plat in conformance with the approved preliminary plat. <br />ANALYSIS: <br />The replat has been designed so that the new lots can all be served <br />by the existing subdivision improvements. Therefore, no new <br />subdivision improvements are required. <br />All applicable requirements regarding final plat approval have been <br />satisfied. There are no publicly dedicated improvements to <br />construct as part of the replat. Therefore, no guarantees. of <br />publicly dedicated improvements are required at this time. <br />50 <br />MAY 79 1996 <br />
