's Request for Revised Planned <br />Development Conceptual Approval for Harbor Villages <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of May 28, 1996. <br />DESCRIPTION AND CONDITIONS: <br />Masteller & Moler, Inc. has concurrently submitted applications for <br />conceptual PD special exception approval and preliminary PD <br />plan/plat approval on behalf of GHA Grand Harbor Ltd. to add .51 <br />acres to the Harbor Village Conceptual Plan. The Harbor Village <br />conceptual planned development was approved by the Board of County <br />Commissioners a few years ago. In order to expand the boundary of <br />the conceptual plan by .51 of an acre, the applicant is required to <br />go through the same process as the original PD conceptual plan <br />special exception use approval. The addition of the .51 of an acre <br />will not increase the number of units within the project. <br />•PD Project Process <br />As a PD project, the process involved in review and approval of <br />this proposal is as follows: <br />Approval Needed Reviewing Body <br />1. Conceptual Plan/Special Exception PZC & BCC <br />2. Preliminary PD PZC <br />3. Land Development Permits or Waiver Staff <br />4. Final PD (plat) HCC <br />The applicant is now requesting approval of the first two steps. <br />If approved by the Board of County Commissioners, the applicant <br />will not need -to obtain a land development permit (LDP) or LDP <br />waiver for the required PD improvements, since an LDP has already <br />been issued and the addition of the property will not affect the <br />proposed improvements reflected on the LDP. <br />21 <br />MAY 289 1996 - <br />
