•Planning and Zoning Commission Recommendation <br />At its meeting of April 25, 1996, the Planning and Zoning <br />Commission voted unanimously (4 to 0) to approve the preliminary PD <br />subject to Board of County Commissioners approval of the special <br />exception use, and recommended that the Board of County <br />Commissioners approve the special exception use request. Please <br />see the attached draft minutes. <br />•9oard of County Commissioners Consideration <br />The Board is now to consider the application and approve, approve <br />with conditions, or deny the special exception use request to <br />expand the Harbor Village PD. If the request is approved by the <br />Board, the preliminary PD plan approval conditionally granted by <br />the Planning and Zoning Commission at its April 25th meeting will <br />automatically become effective. <br />ANALYSIS: <br />1. Size of Conceptual Planned Development Area: <br />Existing: 64.31 acres <br />Proposed: 64.82 acres <br />Size of Preliminary PD Plan/Plat Area: <br />Existing: 8.84 acres <br />Proposed: 9.35 acres <br />2. Zoning Classification for the .51 acres,`, RM -6, Residential <br />Multi -Family District (up to 6 units/acre) <br />3. Land Use Designation for the .51 acres: M-11 Medium Density <br />(up to 8 units/acre) <br />4. Conceptual Plan Density: <br />Existing: 414 units/64.31 acres = 6.44 units/acre <br />Proposed: 414 units/64.82 acres = 6.39 units/acre <br />Note: The maximum number of overall allowable units in the <br />Harbor Village area is 482 based upon maximum densities <br />allowed by the zoning on the overall site. <br />5. Preliminary PD Plan/Plat Density: <br />Existing: 62 units/8.84 acres = 7.01 units/acre <br />Proposed: 62 units/9.35 acres = 6.63 units/acre <br />6. Utilities: All of the units within then development are <br />required to be connected to public water and sewer services. <br />The proposed property addition will not affect the proposed <br />water and sewer services. <br />7. Traffic Circulation: All units will access off of an internal <br />subdivision street. The proposed property addition will not <br />affect the approved roadway layout. <br />8. Stormwater Management: The stormwater management plan has <br />been approved with the land development permit, and the <br />property addition will not affect the stormwater management <br />system. <br />22 <br />MAY 28, 1996 BOOK <br />M <br />
