Orth, and Ralph <br />Lindsey's Request for PD Special Exception Use Approval <br />for an Agricultural PD to be Known as the Lateral A <br />Subdivision <br />It is requested that the. data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of May 28, 1996. <br />DESCRIPTION AND CONDITIONS: <br />Carter Associates, Inc. has submitted an application for PD <br />(planned development) special exception use and preliminary PD <br />plan/plat approval on behalf of four individuals to create four <br />homesites within four corresponding ±5 acre tracts in an <br />agriculturally designated area. The subject 19.09 acre development <br />is located at the northwest corner of 66th Avenue and 45th Street. <br />The subject property was previously used for groves, but over <br />subsequent years has been taken over by vegetation. The subject <br />property is zoned A-1, Agricultural (up to 1 unit/5 acres), is <br />located outside the Urban Service Area, and is designated AG -1 <br />(Agricultural up to 1 unit/5 acres). The proposed four tract <br />residential/agricultural subdivision is allowed in the AG -1 area, <br />subject to the special agricultural .PD provisions of sections <br />911.06(4) and 911.14(2) of the county's land development <br />regulations (see attachment #4). <br />•PDs in Agriculturally Designated Areas <br />To address certain urban sprawl concerns raised by DCA during its <br />review of the 1990 Comprehensive Plan, the county adopted special <br />policies and regulations regarding development of single family <br />subdivisions in agriculturally designated areas. The resulting <br />special regulations require use of the PD process and a layout of <br />the�lots or homesites that "clusters" homesites in a manner that <br />provides large remaining areas of open space (used for agricultural <br />or preservation of natural features). Therefore, the LDRs limit <br />the maximum lot or homesite size to 1 acre, with remaining areas <br />designated as open space (see attachment #4). Lot or homesite <br />clustering also preserves the ability for future development of the <br />overall property if, in the future, the comprehensive plan is <br />25 <br />MAY 28, 1996 <br />
