WESTCOR LAND TITLE INSURANCE COMPANY <br />OWNER'S POLICY <br />SCHEDULE B <br />EXCEPTIONS FROM COVERAGE <br />Policy No: OP-61-FL1394-151595-_53 <br />Schedule B — Part I <br />Agent's File No.: 2023-6849 <br />Except as provided in Schedule B — Part II, this policy does not insure against loss or damage, and the Company will <br />not pay costs, attorneys' fees, or expenses that arise by reason of: <br />Defects, liens, encumbrances, adverse claims or other matters, if any created, first appearing in the Public Records <br />or attaching subsequent to the Effective Date but prior to the date the proposed lnsured acquires for value of <br />record the estate or interest or mortgage thereon covered by this Commitment. <br />2. Any encroachment, encumbrance, violation, variation, or adverse circumstance affecting the Title that would be <br />disclosed by an accurate and complete land survey of the Land. The term "encroachment" includes <br />encroachments of existing improvements located on the Land onto adjoining land, and encroachments on the <br />Land of existing improvements located on adjoining land <br />Rights or claims of parties in possession. <br />4. Construction, Mechanic's, Contractors' or Materialmen's lien claims, if any, where no notice thereof appears of <br />record. <br />5. Easements, or claims of easements, not shown by the Public Records. <br />6. General or special taxes for the year 2023 and subsequent years. <br />*The following items, as listed above, are hereby deleted: { 1,2,3 } <br />Insured mortgage/assignment if any: <br />Any lien provided by Chapter 159, Florida Statutes, in favor of any city, town, village or port authority for unpaid service <br />charges for service by any water, sewer or gas system supplying the insured land. <br />Restrictions, dedications, reservations, setbacks and easements, if any, as indicated and/or shown on that certain Plat <br />recorded in Plat Book 2, at Page(s) 36, of the Public Records of Saint Lucie County, Florida; said land now lying and being <br />in Indian River County, Florida. <br />10. Easement(s) in favor of Indian River County, Florida, apolitical subdivision of the State of Florida recorded in Official <br />Records Book 1616, Page 962, of the Public Records of Indian River County, Florida. (Property Specific) <br />11.
