PUBLIC HEARING <br />Based upon the analysis conducted by staff, it has been determined that all concurrency -mandated <br />facilities, including police protection, fire protection, and emergency medical services have adequate <br />capacity to accommodate the most intense use of the subject property under the proposed rezoning. <br />PLANNING & ZONING COMMISSION <br />At its regular meeting on May 25, 2023 the Indian River County Planning and Zoning Commission voted <br />5-0 to recommend that the Board of County Commissioners approve the request to rezone the subject <br />properties from A-1 to RM -6. <br />CONCLUSION <br />Based on the analysis, staff has determined that the requested zoning district is compatible with <br />surrounding areas, is consistent with the comprehensive plan, meets all concurrency criteria, will have <br />no negative impacts on environmental quality, and meets all applicable rezoning criteria. Most <br />importantly, the subject property is located in an area deemed suited for medium -density multiple -family <br />residential uses. For these reasons, staff supports the request. <br />RECOMMENDATION <br />Based on the analysis, staff and the PZC recommend that the Board of County Commissioners approve <br />this request to rezone the subject property from A-1 to RM -6. <br />ATTACHMENTS <br />1.
