McCoy, AICP�j,� <br />Senior Planner, Current Development <br />DATE: July 16, 1996 <br />SUBJECT: Kennedy Groves, Inc.'s Request to Rezone Approximately <br />39.17 Acres from A-1 (Agricultural) to PD (Planned <br />Development); to Receive Conceptual PD Plan Approval for <br />a 134 Lot Single Family Planned Development <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of July 23, 1996. <br />DESCRIPTION AND CONDITIONS: <br />*General Request <br />This is a request by Kennedy Groves Inc., through its agent Knight, <br />McGuire & Associates, Inc., to rezone approximately 39.17 acres <br />from A-1 (Agricultural) to PD (Planned Development). As part of <br />the PD rezoning request, a PD conceptual plan/plat and preliminary <br />PD plan/plat for phase I have been submitted for concurrent <br />approval. The subject site is located at the northeast corner of <br />CR 510 and Jungle Trail, and consists of an existing citrus grove. <br />The purpose of this request is to secure the zoning which would <br />permit the construction of single family homes (attached and <br />detached) on lots of various sizes, many of which are proposed to <br />be smaller than normally sized RS -6 lots (7,000 square feet). <br />•PZC & BCC Consideration <br />At its regular meeting of June 27, 1996, the Planning and Zoning <br />Commission (PZC) voted unanimously (5-0) to: <br />1. Recommend that the Board of County Commissioners (BCC) approve <br />the PD rezoning request and corresponding PD conceptual plan. <br />2. Grant approval of the preliminary PD.plan/plat, subject to the <br />Board of County Commissioners' approval of the rezoning and PD <br />conceptual plan request, and subject to the following <br />conditions: <br />a. That temporary construction access from Jungle Trail be <br />prohibited (access to be from CR 510). <br />b. That prior to the issuance of a land development permit <br />(LDP) for subdivision improvements, the applicant shall <br />submit detailed Jungle Trail buffer area landscape plans <br />that comply with the Jungle Trail Management Plan. <br />c. That prior to the issuance of an LDP, the applicant shall <br />obtain approval from the Planning Division and Department <br />of Emergency Services of a detail of the project's <br />emergency access point at Coco Plum Lane. <br />34 <br />JULY 239 1996 <br />
