BGCK 98 P. "JE. 616 <br />RT -6 and RS -6, the request is consistent with an expansion of that <br />existing zoning pattern. It should also be noted that the <br />clubhouse and recreational facilities will be close to CR 510 and <br />the commercial property within the Town of Orchid to ensure <br />compatibility with existing residential uses in the area. <br />Based on population projections and current development patterns, <br />residential development in this area of the county is expected to <br />increase and eventually become the dominant land use. The proposed <br />rezoning would be consistent with the comprehensive plan, since the <br />area is located within the Urban Service Area and is designated for <br />low-density residential development. <br />As indicated previously in the rezoning analysis, the property to <br />the east will be the most affected by this rezoning request. <br />However, the proposed rezoning to PD for a single family <br />residential development would be more compatible with the existing <br />development to the east than is the present active agricultural use <br />on the subject property. <br />For these reasons, staff feels that the requested PD zoning would <br />be compatible with the surrounding area. <br />•Environmental Impacts and Concurrency <br />These issues will be analyzed in the PD plan analysis. <br />PD PLAN ANALYSIS: <br />The PD plan indicates that 134 lots will be developed in three <br />phases. The project will also include a recreational tract, 3 <br />lakes, and other amenities. <br />1. Size of Site: 39.17 acres (gross) <br />37.84 acres (less right-of-way dedications) <br />2. Zoning Classification: <br />Current: A-1, Agricultural (up to 1 unit/5 acre) <br />Proposed: PD, Planned Development (up to 3.54 units/acre) <br />3. Land Use Designation: L-2, Low Density 2 (up to 6 units/acre) <br />4. Density: <br />Current Zoning: 7.56 lots on 37.84 acres = 0.2 units/acre <br />Proposed Zoning <br />PD Plan: 134 lots divided by 37.84 acres = 3.54 <br />units/acre <br />Phase I: 26 lots divided by 11.32 acres = 2.30 <br />units/acre <br />Please note that the densities are calculations based on the <br />net parcel size. With the property's L-2 (up to 6 units/acre) <br />land use designation, the 37.84 acre site could have a maximum <br />of 227 units. <br />S.
