Recreation Area: Required: 1.61 acres <br />Provided: 3.24 acres <br />The recreation area is provided via a clubhouse recreation <br />complex and pedestrian walkways. <br />8. Phasing: The applicant is proposing to construct the proposed <br />development in three phases. The first phase will consist of <br />26 lots on 11.32 acres for a density of 2.30 units/acre. The <br />recreational amenities are also proposed in phase I, along <br />with the stormwater management system to support the <br />construction. <br />Phase II will include 69 lots on 17.7 acres which creates a <br />density of 3.89 units/acre. The remainder of the stormwater <br />management system along with pedestrian improvements will also <br />be part of phase II. <br />Phase III will contain 39 lots on 8.82 acres or a density of <br />4.42 units/acre. The remainder of the pedestrian path will be <br />completed in phase III. Note that the area for this phase is <br />based on the net project, after right-of-way dedications. <br />9. Environmental Issues: <br />*Uplands: Since the site is over 5 acres, the native upland <br />set-aside requirement of LDR section 929.05 applies to any <br />native upland vegetation areas. However, the existing site <br />consists entirely of groves; therefore no upland set-aside is <br />required. <br />*Wetlands: Environmental planning staff has concluded that <br />there are no wetlands on the site. Therefore, wetland <br />permitting is not an issue. <br />•Excavation: Approximately 2.74 acres of lake are proposed <br />within the project. The applicant has indicated that the fill <br />obtained will be used on-site. Therefore, there is no <br />incidental to construction off-site hauling/sand mining issue. <br />The applicant is required to construct littoral zones within <br />41 <br />�ooK <br />JULY 239 1996 �� �a� 6i <br />
