- Future Land Use Element Policy 1.14 <br />Future Land Use Element Policy 1.14 states that single-family, <br />multiple -family, and mobile home residential uses with a density of <br />up to 10 units/acre are permitted in areas designated as M-2, <br />Medium -Density Residential -2, on the future land use map. Since <br />the subject property is designated M-2, Medium -Density Residential - <br />2, the requested. RS -6 .zoning is consistent with Future Land Use <br />Policy 1.14. <br />While the County's comprehensive plan controls density for all <br />residential areas in the County, the plan does not control housing <br />type. Consequently, single-family, multiple -family, or mobile home <br />development could be allowed in an area designated as M-2 on the <br />County land use plan; housing type is controlled by zoning. In <br />this case, the subject property was zoned RMH-8 based on existing <br />development patterns and with the intent that mobile home <br />development would provide a transition from industrial to the south <br />to single-family to the north. <br />As part of the staff analysis, all policies in the comprehensive <br />plan were considered. Based upon this analysis, staff determined <br />that the proposed rezoning is consistent with the comprehensive <br />plan. <br />Potential Impact on Environmental Quality <br />Environmental impacts of residential development on the subject <br />property would be the same under either the existing or the <br />proposed zoning district. The site has been cleared, and contains <br />no environmentally important land, such as wetlands or uplands. <br />Therefore, development of the site is anticipated to have little or <br />no impact on environmental quality. For this reason, no adverse <br />environmental impacts associated with this request are anticipated. <br />CONCLUSION <br />The proposed RS -6 zoning is consistent with the comprehensive plan, <br />compatible with all surrounding land uses, and would cause no <br />adverse impacts on the environment or the provision of public <br />services. For these reasons, staff supports the request to change <br />the zoning. <br />RECOMMENDATION <br />Staff and the Planning and Zoning Commission recommend that the <br />Board of County Commissioners approve this request to rezone the <br />subject property from RMH-8 to RS -6. <br />ATTACEMENTS <br />1.
