It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of August 20, 1996. <br />DESCRIPTION AND CONDITIONS: <br />Wayne Westerman, P.E., on behalf of St. Peter's Missionary Baptist <br />Church, has submitted an application for major site plan approval, <br />administrative permit use approval to operate a child care <br />facility, and special exception use approval to operate a private <br />K-6 primary school: The subject site is located at 4250. 38th <br />Avenue, and is zoned RM -10' (residential multi -family) . The proposed <br />site plan will provide a 7,997 square foot addition to an existing <br />place of worship to accommodate the requested child care facility <br />and primary school. Within RM -10 zoning districts, places of <br />worship and child care facilities are allowed as administrative <br />permit uses, and private primary schools are allowed provided <br />special exception use approval is granted. <br />At its regular meeting of July 25, 1996, the Planning and Zoning <br />Commission, by a vote of 6-0, voted to recommend that•the Board of <br />County Commissioners grant the special exception use request for a <br />private school, as recommended at the end of this report (see <br />attachment #4). At that meeting, the Planning and Zoning <br />Commission also granted major site plan approval for the proposed <br />building addition and administrative permit use for the proposed <br />expansion and child care facility use. <br />Pursuant to the provisions of 971.05, the Board of County <br />,Commissioners is now to consider granting the special exception use <br />request for a private primary school, grades K through 6. The <br />Board of County Commissioners is to consider the appropriateness of <br />the requested use for the subject site and surrounding area, and <br />approve, approve with conditions, or deny the requested special <br />exception use. The County may attach any conditions and safeguards <br />necessary to mitigate impacts and to ensure compatibility of the <br />use with the surrounding area. <br />ANALYSIS: <br />1.
