of <br />40 <br />40 <br />40 <br />This Phase I audit is intended as a general overview of the site based upon site visits, <br />owner's testimony and readily available public documents. No geotechnical work or <br />other fieldfanalytical services is proposed. If such services are required, they will be <br />provided in a subsequent Phase II environmental audit, which is unpriced at this time. <br />The Engineer will prepare three (3) copies of a draft Phase I report for review by the <br />County and the Appraiser retained as part of this amendment. After receipt of comments, <br />the Engineer will provide five (5) final copies of the report; three (3) to the County and <br />two (2) to the subconsultant appraiser. <br />B. Appraisal Services <br />The Engineer will provide the services of two certified appraisers. Two appraisers are <br />provided to assure values are consistent. The appraisers will opine as to (lie value of the <br />outparcel. The Appraisers will provide title search and methodology for determination of <br />value. <br />The Appraisers will provide a draft appraisal report For designated County staff review. <br />The final appraisal reports will be provided to the County after authorization. The <br />specific appraisal services are outlined in the attached proposals. <br />C. Negotiations with Owner <br />It is anticipated that up to three (3) meetings will be held with the owner of the outparcel <br />to discuss acquisition. The Engineer along with the Appraisers will be prepared to discuss <br />their respective reports. <br />D. Schedule <br />The following is the anticipated schedule of this project. The schedule may be modified <br />pursuant to the agreement of the Engineer and County.
