4. Density: Maximum: 29 beds on 1.24 acres <br />Proposed: 29 beds on 1.24 acres <br />The number of beds allowed is calculated as required in LDR <br />section 971.28(3). The CL district is equivalent to the RM -8 <br />zoning district for residential density purposes. The density <br />calculations are as follows: <br />1.24 acres X 8 units/acre = 9.92 units/acre <br />9.92 units/acre X 2 people/unit = 19.84 people/acre <br />19.84 people/acre X 1.5 multiplier = 29.76 people or beds <br />allowed <br />The adjacent contiguous property is all zoned CL, which does <br />not affect the density calculation. The property to the west <br />was not used in determining the density since it is <br />industrially zoned and physically separated from the subject <br />property by Old Dixie Highway and the FEC railroad. The <br />project will receive a density credit for right-of-way donated <br />to the county for Old Dixie Highway. <br />5. Building Area: -Existing: 6,424 sq. ft. <br />Proposed. 4.042 sa. ft. <br />Total: 10,466 sq. ft. <br />6. Impervious Surface Area: Existing: 11,238 sq. ft. <br />Proposed: _8_,242 sa. ft. <br />Total: 19,480 sq. ft. <br />7. Open Space: Required: 25* <br />Provided: 62% <br />8. Parking: Required: 14 spaces <br />Provided: 17 spaces <br />9. Traffic Circulation: The site will use two existing driveways <br />to access two separate parking lots. The northern driveway <br />and parking are existing, and no changes are proposed to that <br />area. The southern driveway currently serves the Southern <br />Bell switching station. This driveway will be expanded, and <br />parking will be provided along the south side of the proposed <br />building addition. The traffic circulation pattern and the <br />two driveway locations have been approved by the Traffic <br />Engineering Division and the Public Works Director. <br />10. Landscape Plan: The landscape plan is in conformance with <br />Chapter 926 and includes the preservation of a significant <br />number of trees on the site. <br />11. Utilities: The existing building is serviced by a well and an <br />on-site septic system. The site will be serviced by county <br />water and an on-site septic system. The developer will be <br />extending county water to the site to serve the expansion. <br />The utility provisions have been approved by the county <br />Department of Utility Services and the Environmental Health <br />Department. <br />12. Environmental Issues: No. upland or -wetland requirements <br />apply. Environmental planning staff have no objection to site <br />plan approval. <br />13. Public Dedications: In order to provide the 80, ultimate <br />right-of-way for Old Dixie Highway, 14' of additional right- <br />of-way is required from the subject site. The applicant is <br />dedicating the right-of-way in exchange for density credit, as <br />allowed under LDR section 952.08(1)(b). The site plan design <br />accommodates the right-of-way dedication. Prior to site plan <br />release,. the right-of-way for Old Dixie Highway must be <br />dedicated. <br />14. ERS License: The HRS will inspect and issue a license for the <br />facility after a C.O. has been issued. Prior to opening the <br />facility for operation, the applicant will need to provide <br />staff with a copy of the HRS license. <br />15. Specific Land Use Criteria: The applicant must satisfy all <br />applicable criteria for an adult home care facility. The <br />group home specific land use criteria are as follows: <br />(d) Criteria for group homes: Levels I, II, and III, <br />residential centers, and adult congregate living <br />facilities. Group homes shall be distinguished by their <br />resident capacity as follows: <br />1.
